Summit County will soon have the authority to pull short-term rentals from online listing services.
County commissioners adopt the new law at today’s regular meeting. It lets the county penalize rentals that operate without a license. In the most severe cases, the county has the “right to remove” bad eggs. Staff can contact listing services like VRBO or Air BnB and force them to remove the violator.
In a staff memo the county says this measure is a last resort only. They worked with a local group, Summit Alliance of Vacation Rental Managers, to make sure the process is fair. STR owners were worried this might permanently hurt their rating on listing sites.
This “right to remove” is granted by a 2023 state law, House Bill 23-1287, which tightens up STR oversight first granted by a 2020 law, HB 20-1093.
Summit joins Douglas and Boulder counties with “right to remove” authority. Clear Creek and Larimer counties are considering similar STR laws.
Summit has one of the highest concentrations of STRs in the state.
